Jupiter’s Housing Market: It’s Not One Story Anymore

If you’ve been trying to make sense of Jupiter’s real estate market lately, you’re not alone. The August numbers tell a story—but it’s not the usual “prices are up” or “prices are down” headline.

Instead, what we’re seeing is a market that’s splitting in two: houses on one side, condos and townhomes on the other. And they’re behaving very differently.

The Big Picture (in a Nutshell)

Across all of Jupiter, 128 homes closed in August, with a median price of $738,000. There were over 500 active listings and about 160 properties waiting to close. The average time from listing to closing? About 91 days.

But that average hides the real drama.

Houses vs. Condos: Night and Day

Let’s start with single-family homes. In August, 72 of them sold, and the median price hit $1.045 million. What’s really eye-catching is the speed—they were going under contract in a median of just 20 days. That’s fast. Inventory was tight too—only about 2.9 months’ worth. So if you’re looking for a well-priced house in a good spot, you’d better be ready to move.

Now flip to condos and townhomes. A very different scene. Only 36 sold, at a median price of $440,000. And they took their time—72 days to sell, on average. Inventory was much heavier, at 6.2 months of supply. That means more choices, more time to decide, and possibly more room to negotiate.

So, a condo shopper and a house hunter aren’t really in the same market at all.

Prices Are Still Strong

Other data sources tell a similar story: median sale prices hovering around $794,000, listing prices just under $900,000. Compared to last year, prices are up nearly 12%, even while listings are down about 24%.

That’s a telling combo: fewer homes for sale, but prices still climbing. Demand hasn’t gone anywhere.

More Breathing Room Than the Pandemic Frenzy

If you remember the 2020–2022 buying chaos—multiple offers, no contingencies, waiving inspections—that’s not today’s reality. Buyers now have more time to think, compare, and even negotiate. Especially in the condo market.

But don’t call it a buyer’s market just yet. For single-family homes, it’s still competitive if the price is right. Overprice, though, and you might be watching your listing collect dust while others sell around you.


For Sellers: Price it right, and buyers will notice. Price it wrong, and you’ll wait.


For Buyers: Condos give you leverage. Houses? You’ll need to act fast when the right one comes up.
