Jupiter Planning Board Recommends Rezoning 56 Acres Near I-95 for Housing and Institutional Use

JUPITER, Fla. — The Jupiter Planning and Zoning Commission voted March 10 to recommend approval of several land use and zoning changes that could reshape more than 56 acres of land east of Interstate 95.
The site, located north of Jupiter Park Drive and west of Capital Street, is currently designated for general industrial uses with a bioscience research protection overlay. Under the proposed changes, portions of the property would be converted to high-density residential and public institutional uses.
The proposal includes two key land use amendments:
18 acres would change from industrial to high-density residential, potentially allowing multifamily housing development.
38.6 acres would change from industrial to public institutional, a designation that could accommodate schools, government facilities, or other civic uses.
The Planning and Zoning Commission recommended approval of the land use changes unanimously in two separate votes. Related zoning amendments — changing the residential portion to Limited Multifamily (R-3) and the institutional portion to Public/Institutional (PI) — were approved by a 6-1 vote, with one commissioner dissenting.
As part of the recommendation, the commission included trip caps tied to future road improvements, particularly along South Island Way and Jupiter Park Drive, in an effort to address potential traffic impacts as the area develops.
The proposed amendments will now move to the Jupiter Town Council, which is scheduled to consider the changes during its April 21, 2026 meeting. A second reading would take place at a later date if the proposal advances.
If approved by the council, the rezoning could pave the way for new housing and institutional development in an area that had previously been reserved for industrial and bioscience-related uses.
