Beacon Park Rezoning Advances: 57.7 Acres of Industrial Land Headed for Residential Use
JUPITER, FL – At the April 7 Town Council meeting, the first steps were taken toward a significant transformation of the Beacon Park area, a 57.7± acre property located just east of the I-95 interchange.
The property sits south of Jupiter Community Park, west of Limestone Creek Road, north of Indiantown Road, and east of I-95. The proposal would shift the land from industrial use to residential — a change that could bring new housing to a highly accessible part of town.
East Side of Island Way (34.3± acres)
Council considered Ordinance 7-26, a request for reconsideration of a first reading to amend the zoning map from I-4 (Industrial, High Technology and Employment Center District) to R-1 (Residential Single-Family District).
West Side of Island Way (23.4± acres)
Two ordinances apply to the west side:
- Ordinance 3-26 (First Reading): Future Land Use Map amendment from General Industrial with Bioscience Research Protection Overlay to Medium Density Residential
- Ordinance 8-26 (First Reading): Zoning Map amendment from I-4 Industrial to R-3 (Residential, Limited Multi-Family District)
What Happens Next
The rezoning request is still in its early stages. A second reading date has not yet been scheduled. Residents will have additional opportunities to provide public comment before any final vote.
Why It Matters
The Beacon Park area has long been designated for industrial and high-technology uses. Shifting to residential — especially R-3 limited multi-family — represents a notable change in land-use policy near the I-95/Indiantown Road interchange. Proponents argue it meets housing demand; opponents may raise concerns about traffic, infrastructure, and loss of employment-zoned land.
