Forbes Examines Conservation Easement at Trump’s Jupiter Golf Club

The report estimates a potential $825 million tax deduction. That amount has not been publicly confirmed.

JUPITER, Fla., October 27, 2026: A conservation easement at Trump National Golf Club in Jupiter is the subject of a Forbes investigation examining restrictions on future development and the potential tax benefits associated with the agreement.

According to the October 19 report by Dan Alexander, the Trump Organization donated development rights on the property to Barn Group Land Trust in December 2025. The company retained ownership of the land and the operating golf club.

What is a conservation easement?

A conservation easement places lasting restrictions on how a property can be used. It can allow landowners to protect land from certain types of development while retaining ownership.

Under IRS rules, qualifying donations may be eligible for charitable deductions. Requirements include an eligible conservation purpose and a qualified recipient organization. Conservation purposes can include protecting wildlife habitat, preserving certain open spaces and safeguarding historically important property.

Retaining the property is therefore compatible with this type of donation. Whether a particular contribution qualifies for a deduction, and how much it is worth, requires a separate assessment.

What does the $825 million figure represent?

Forbes estimates that the Jupiter donation could support a deduction of approximately $825 million, drawing on comparable transactions and interviews with eight industry experts.

That number is an estimate of a potential deduction, not a publicly verified amount claimed or approved by the IRS. It also does not represent $825 million in taxes saved.

A deduction generally reduces taxable income. Any resulting tax savings depend on applicable tax rates, deduction limits and the taxpayer’s circumstances.

The IRS says conservation easement valuations require a qualified appraisal. Where sufficient comparable sales are unavailable, valuation generally considers the difference between the property’s fair market value before and after the restrictions.

Responses included in the report

Barn Group told Forbes that its mission is to protect land and habitats and that it does not participate in appraisals. Forbes reported that the White House and Trump Organization did not respond to its questions.

For Jupiter readers, the story concerns both the future development of a local property and questions about how conservation donations are valued. The potential tax deduction should remain clearly distinguished from a confirmed tax outcome.
